Maintenance Map Key
- YELLOW - designated conservation/wetland buffer. The CDD does not perform traditional landscape maintenance in these areas. Wetland Mitigation and Monitoring is performed in accordance with associated environmental resource permits.
- GREEN - CDD maintained landscape. Use this link to report concerns regarding landscape maintenance. (Include a pond number or street address for more accurate referencing.)
- BLUE - CDD maintained stormwater ponds. These retention and detention areas hold stormwater runoff and are treated for algae and invasive, non-native vegetation. Use this link to report concerns regarding aquatic maintenance. (Include the pond number for more accurate referencing.)
- RED - easements dedicated to the CDD and utility companies that provide access to CDD infrastructure including, but not limited to, stormwater systems beyond or under the easement. Any structure that encroaches upon an access easements requires an easement agreement with the CDD prior to homeowner installation. Structures may be remove by the CDD or their authorized agent at homeowner's expense should use of the easement be necessary.
- Please also note that temporary access agreements are required prior to any vendor who will need to traverse CDD-maintained property to access private property. Please contact the District Manager if you have any questions or wish to request a temporary access agreement.
- Hillsborough County maintains the public right-of-way outside the gated residential areas.
- Within the gated residential areas, the HOA generally maintains landscape, hardscape, street signs, and private property (including privacy fences).
- Report Streetlight outages/damages to TECO. (Include the number posted on the streetlight pole for more accurate reporting.)
Notice: Ponds & Fishing
No boats or water vessels are allowed in the ponds at any time. Please note that the ponds are for stormwater mitigation, and are NOT for recreation; therefore no fishing, swimming, boating or other activities therein are permitted.

This site is funded on behalf of the Community Development District in an effort to help educate the general public about the services provided by the district, and to highlight the other agencies involved in the day-to-day operations of the community.

Magnolia Park Community Development District Disclosure
Please be advised that the Magnolia Park Community Development District (the "District"), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.
